If you're using our site on behalf of a company or other legal entity, you confirm you have the authority to bind that entity to these terms.

02 Purpose of This Site

This website provides information about Ista Spaces and our residential and commercial projects across Bengaluru. It allows you to:

• Explore project details, configurations, and amenities
• Request enquiries, site visits, and Expressions of Interest (EOI)
• Contact our team and learn about the company

The site itself is informational. It is not a binding offer to sell any property, and submitting a form on the site does not create a contract of sale. Any actual purchase happens through a separate, written agreement governed by Karnataka RERA.

03 Renders & Specifications

All images, 3D renders, walkthrough videos, and virtual tours on this site are artistic impressions intended to convey the design intent of our projects. They are not photographs of the final delivered product.

Specifications, finishes, brands, layouts, and amenity lists shown on the site reflect our current plans. We reserve the right to substitute equivalent or superior alternatives where required by availability, statutory approvals, design refinements, or construction realities — provided the substitution does not materially affect the quality or value of the home.

Any committed specifications form part of your formal cost sheet and sale agreement. That document, not this website, is the source of truth.

04 Pricing & Availability

Pricing shown on this site, in brochures, or quoted by our team is indicative and based on current market conditions. We reserve the right to revise prices for unsold inventory, introduce new launches at different rates, or apply surcharges for premium locations, floors, or facing within a project.

Once you and Ista Spaces sign a formal allotment letter and cost sheet, the price on that document is locked for your unit and cannot be changed by us — that's the commitment we stand on.

Availability is dynamic. A project status ("Now Selling," "Pre-Launch," "Coming Soon") reflects our intent at the time of publication. We make no guarantee that any specific unit will be available when you enquire.

05 EOI & Bookings

An Expression of Interest (EOI) is a refundable deposit of ₹50,000 that places you in queue for unit allotment in a project. By submitting an EOI, you:

• Receive priority access to allotment within the EOI scheme's terms (e.g., "First 11 EOIs locked at base rate")
• Authorize us to share project details, cost sheets, and unit availability with you
• Acknowledge that EOI does not constitute a sale, allotment, or right to a specific unit

If you decide not to proceed, or if no suitable unit can be allotted, your EOI deposit is refunded in full within the timeframe specified at the time of payment — typically 30 working days.

Once a unit is allotted and you sign the booking agreement, separate terms outlined in that agreement (including any RERA-mandated provisions) take precedence over these website terms.

06 Our Content

All content on this site — text, images, renders, videos, logos, designs, and the way they're arranged — is the property of Ista Spaces LLP or used under licence. You may not:

• Copy, modify, reproduce, or republish any content for commercial use without our written permission
• Use our project names, logos, or trade dress in any way that could mislead others about your affiliation with us
• Scrape, mirror, or systematically extract data from the site

You may share links to our pages on social media and personal communications. You may save or print individual pages for personal reference.

07 How You May Use the Site

When you use istaspaces.com, you agree not to:

• Submit false information through any form on the site
• Attempt to access parts of the site or our systems that aren't publicly available
• Interfere with the site's operation through automated tools, bots, or malicious code
• Use the site for any unlawful purpose or to harass our team

We reserve the right to block access to anyone misusing the site, with or without notice.

08 Third-Party Links

Our site contains links to third-party services — Google Maps for location, WhatsApp for chat, banking partners for home-loan information. We don't control these services and aren't responsible for their content, accuracy, privacy practices, or availability.

When you click a third-party link, you leave our site and their terms apply.

09 Limitation of Liability

We've taken reasonable care to keep the information on this site accurate and up to date, but we can't guarantee it is always complete, error-free, or current. To the extent permitted by law:

• The site is provided "as is" without warranty of any kind
• We aren't liable for indirect or consequential losses arising from your use of, or reliance on, information on this site — including business interruption, lost profits, or missed opportunities
• Our total liability, in any case, is limited to the amount you've actually paid to us for the relevant service (which for free use of the website is zero)

Nothing in these terms limits our liability for fraud, gross negligence, death, personal injury caused by negligence, or any other liability that cannot be limited under Indian law.

10 Governing Law & Disputes

These terms are governed by the laws of India. Any disputes arising from your use of the site will be subject to the exclusive jurisdiction of the courts in Bengaluru, Karnataka.

Before approaching the courts, we encourage you to email us at hello@istaspaces.com with your concern — most issues can be resolved within a few working days.

For disputes specifically relating to a booked property under RERA, the redressal mechanisms provided by the Karnataka Real Estate Regulatory Authority will apply.

11 Changes to These Terms

We may update these terms occasionally. The current version, with its "Last updated" date, is always the version that applies. By continuing to use the site after a change, you accept the revised terms.
